Travis Central Appraisal District Tax Parcels
In Texas, real property is collected in units of measure called parcels. It is from these units that the Travis Central Appraisal District (TCAD) and other appraisal districts use to assess taxes. Travis County had 482,800 parcels as of 2024, compared to the 90,622 parcels of the average Texas county. Though small when put next to Harris County’s 1.96 million, Travis land is worth more on average.

Many Texas counties do not have the resources to attempt to appraise all of their land for taxation. Travis does not have that problem, but even TCAD is spread too thin to do an accurate evaluation of property. 482,800 parcels must be surveyed by 81 appraisers as of 2024, a monumental task. Each appraiser would have to survey an average of 5,960.49 properties. TCAD managed to assess all land in 2024, though they had to use inaccurate generalizations to reach that goal.

In 2024, the value of every parcel in the county combined was assessed at $460.16 billion, triple what it was in 2014. Single family homes made up $235.30 billion of the value of all land, while commercial properties made up $73.87 billion. Utilities, oil and gas, and other industrial types accounted for $97.90 billion. Austin property is on average the most expensive in Texas.
The Austin area is relatively small geographically, but the value of each individual parcel is rising by a staggering amount. TCAD cannot be relied on to get an accurate measure of cost for each parcel, as they simply do not have the people or time. This forces TCAD to rely on estimates and computer models to figure out the average parcel, leading to inaccuracies.
